What’s the process of moving into Fairview?
Apply to purchase an Occupation Right Agreement (ORA) on your choice of home, along with a $5000 deposit. This application is made subject to acceptance by Fairview and (if appropriate) the selling of your existing property. We are happy to talk you through this process at any time.
Is there an age restriction?
Yes, Fairview is designed for independent living for those aged 65 plus.
Can I have friends and family stay?

Of course! This is your home. Please let our office receptionist know if you have up to two guests staying overnight. If you would like to have more than two guests stay at the same time, or if you would like guests to stay for more than one month in any 12-month period, you will need to discuss this with the village manager. Guests must comply with village rules and may be asked to leave if their stay negatively affects other residents. Guests and visitors are welcome to share the village facilities with you at any time, as long as you accompany them.

Can I make decorative or minor structural changes to my apartment?
Please discuss your ideas with the village manager first. Any changes will be at your cost and we may ask that your home be returned to its original condition before resale.
What happens when I go on holiday?
Just lock up and leave! When you return, your home will be just as you left it. Please let our receptionist know your departure and return dates. We can also arrange to have your mail collected.
Can we continue to have the Herald newspaper delivered?
Yes, you can – simply contact the NZ Herald and let them know your change of address. A single Herald is also delivered daily to the library and is available for all residents to read.
What activities do you have in the village?
We have many social events and a variety of activities at our village. Please contact us to see the events coming up, and click here to view our recreational facilities.
What transport is provided at the village?
Our village bus is available to you and can accommodate up to twelve passengers. You can join one of the regular trips to and from the local Westfield Shopping Mall, or arrange to use it for other trips. A small car is also available for transport to medical appointments.
Does Fairview have fixed fees?
Fairview offers fixed fees for life. Terms and conditions apply, please call us for further information.
Dispute resolution arising from the provision of utilities

The village on-charges the supply of electricity to residents at a fixed (reviewable) rate, calculated on what the village is charged for by its power supplier.
If you have a complaint, please call the Village Manager in the first instance to notify us and allow us to resolve the issue internally. If we cannot resolve your complaint you can contact Utilities Disputes on 0800 22 33 40 or go to www.utilitiesdisputes.co.nz

Utilities Disputes is a free and independent service for resolving complaints about utilities providers.

Can I bring my pet with me?
In most cases your well-behaved cats and small dogs are welcome. This will depend on the style of home you choose, and we are happy to discuss our pet policy with you.
Do you have emergency assistance?
Yes, Fairview has at least one of our registered nurses on site 24/7. After hours, the RN on call also acts as the duty manager. Each home is equipped with multiple call buttons to alert the RN on duty. Pendants are available upon request.
Who owns Fairview?
Fairview is a privately owned limited liability company which is part of the Premier Lifestyle Villages group of companies. For further information please refer to our Disclosure Statement.
What legislation protects residents and village operators?

The Retirement Villages Act 2003 (the Act), its regulations and the Code of Practice protect the interests of residents and intended residents of retirement villages. What is the role of the statutory supervisor?
The Retirement Villages Act 2003 (the Act) requires, with a few exceptions, that every retirement village must be registered and that the operator of a registered retirement village must appoint a statutory supervisor. Fairview Village is a registered retirement village and has appointed Covenant Trustee Services Limited (Covenant) as their statutory supervisor. By way of an agreement called a Deed of Supervision, Covenant’s role is to financially monitor the village and ensure it operates to protect your rights as residents in accordance with the Act. This gives incoming residents peace of mind and security under the law.
What happens when there is a need to leave the village?

If you must permanently leave the village, you’ll need to advise the Village Manager in writing that you wish to terminate your Occupation Right Agreement (ORA). You will then need to complete a termination form giving a minimum of one month’s notice.

We will establish a plan to refurbish your home, and begin actively marketing it. Once it has been relicensed to the new occupant, you will be refunded the original purchase price, less the Village Contribution and any other amounts owing.

Weekly fees will continue for no more than three months after the date of vacant possession or the settlement of a new ORA whichever occurs first. We can deactivate the direct debit for weekly fees upon request and the balance of the fees will be deducted on final settlement.

Am I charged refurbishment costs on leaving the village?
No, Fairview is responsible for all refurbishment costs and you are only responsible for any damage beyond fair wear and tear and any agreed reinstatement costs.
